How to read property data correctly
1. "Transactions" is not the same as "sales"
Headline totals usually add up sales, mortgages, gifts and other registered dealings. In Abu Dhabi, for example, AED 99.4 billion of the AED 142 billion total was sales; the rest was mostly mortgages. In RAK, mortgages (AED 12 billion) were far bigger than sales (AED 3.19 billion) in 2025. When you compare markets, compare sales with sales.

2. Value versus number of deals
A market can grow in value because prices rose, because more deals happened, or both. Look at the value growth and the deal-count growth side by side. Dubai's investment value grew 29% while the number of deals grew 20% in 2025.
3. Off-plan versus ready
Off-plan sales are registered when the sale agreement is signed, years before the building is finished. Ready sales are registered at transfer. A surge in off-plan registrations shows demand for new launches; it is not the same as completed homes changing hands.
4. Area-level data matters more than city totals
A city-wide record does not mean every community is rising. Check transaction prices for the specific community and building you are considering.
