Buying off-plan, step by step

Buying off-plan means buying a home before it is built, directly from the developer, and paying in instalments tied to construction. This is how it works on our platform, step by step.

1. Shortlist

Search by city, budget and type, or let the AI Matchmaker shortlist for you. Every project page shows the developer, the unit types, the payment plan milestone by milestone and the handover date as published. Where a figure is not published yet, the page says so.

2. Check it honestly

Run the Honest check on each shortlisted project. It lists the points to weigh and the exact questions to ask the developer. Compare two to four projects side by side.

3. Speak with an advisor

A licensed advisor confirms current prices, availability and the payment plan in writing, and answers the open questions from your honest check. There is no obligation at this stage.

4. Reserve

To hold a unit you sign a reservation form and pay a booking amount, which the developer sets per project and your advisor confirms in writing before you pay anything. Developer payments go to the project's regulated escrow account, a bank account that can only be drawn on for that project's construction.

5. Sign the sales and purchase agreement

The SPA sets out the unit, the price, every payment milestone, the handover date, the grace period and the penalties on both sides. Read it with a lawyer. Emir AI can list the dates, the money and the clauses that bite, but it is not legal advice.

6. Registration

The sale is registered with the land department of the emirate (Dubai, Abu Dhabi or Ras Al Khaimah), which issues the interim title for an off-plan unit. Registration fees are set by the authority and confirmed by your advisor for your project.

7. Pay as it is built

Instalments fall due as the construction milestones in the plan are reached, or on fixed dates, exactly as the SPA says. The Time machine on each project page shows what is paid by when.

8. Handover

On completion you inspect the unit, note any snags, settle the final instalment and any post-handover plan continues as agreed. The developer hands over the keys and the title is updated to your name.
