Häufig gestellte Fragen

What does off-plan mean?

Buying a home before it is finished, directly from the developer, on a payment plan that runs until handover and sometimes after it. The project page shows exactly what the developer's file says.

Can foreigners buy property in the UAE?

Yes, in designated freehold areas of Dubai, Abu Dhabi and Ras Al Khaimah, with full ownership and no residency requirement. Each project page states its ownership type.

How does a payment plan work?

The price is split into milestones: a booking deposit, instalments during construction, a payment on handover and sometimes post-handover instalments. The project page lists every milestone with its date or construction stage and the amount in your currency.

What is an escrow account?

A regulated bank account from which the developer can only draw as construction milestones are certified. Your instalments go there, not to the developer directly. Ask for the escrow reference before you pay a deposit; the project page shows it when it is on file.

What fees are there on top of the price?

Typically a registration fee to the land authority, an administration fee and, after handover, an annual service charge. The figures differ by emirate and project; we show them when they are on file and your advisor confirms the full list in writing.

Can I resell before handover?

Often yes, subject to the developer's assignment rules and a minimum paid percentage. These rules are in the sales agreement; ask for them before you buy.

Can I get a mortgage on an off-plan property?

UAE banks offer off-plan mortgages subject to eligibility, usually with a higher down payment than for ready homes. The mortgage calculator on each project page shows the maths on the published price; an advisor checks your eligibility with the banks.

Does Emir AI give investment advice?

No. Emir AI gives information from the project file only. It does not forecast prices, rents or returns and it does not tell you whether to buy.
